We encourage our investors to invest smartly. We pinpoint the absolute ARV (After Repair Value) of the desired property. The goal is to Purchase and Rehab the property for 65% of the ARV. This is a strategy preferred by lenders and will rarely be denied. it leaves room for closing costs and well known and anticipated miscellaneous costs real estate deals tend to rack up. while leaving a significant profit for the investor. 

Rentals

1-3% Strategy

In order to fully capitalize off your long-term investment it is smart to aim for a 2-3% return.  Most Metro Detroit areas are allow opportunities to purchase properties with higher ARV's for significantly smaller purchase prices, you want to aim for your rental collections to be 2-3% of you ALL IN (Rehab and purchase Price) for a timely return of your investment.

​In suburban and higher quality neighborhoods where your purchase price and renovation costs can be higher due to the quality of the property and rental expectations a 1% return is our goal.
